How Can I Stage Smarter, Faster and Better?

The Complete and Juicy Story on Staging Empty Properties: Part 1 of 5

Stagers often hear comments from real estate agents and sellers alike that a vacant property shows better empty.  However in today’s real estate environment with the staggering amount of inventory for the precious few buyers out there looking to consider, it’s become more important than ever that homes male a great first impression.

Here are some key reasons why staging a vacant property is a critical element in a strategic marketing plan:

  1. Potential buyers make up their minds about a property within seconds of entering a home.  Establishing a positive first impression is essential in achieving a swift and successful sale.
  2. Staging creates a visual experience and a theme of emotional warmth that will appeal to the largest number of potential buyers and will help them see the vacant home’s potential.
  3. Staging a vacant home highlights its’ positive features and minimizes any confusing or problem areas.
  4. A vacant home, when staged, is made to look warm and inviting so that it stands out from the rest of the homes on the market in the same price range.
  5. Staging a vacant property helps obtain the best possible selling price because a well presented property is often perceived as being a well maintained property and buyers are less likely to discount their offer for repairs and improvements.

Vacant listings needn’t leave buyers with an empty feeling.  By setting the stage and positioning the property in the very best light, sellers and agents will be taking full advantage of this powerful marketing strategy.

  2. Yes, it is really difficult for many buyers to envision the potential of vacant properties…sellers often don’t understand this and feel empty is preferable because it makes the rooms look bigger. Unfortunately in most cases the rooms look and feel cold and un-inviting.
